Older Atlanta homes often come with older concrete. By Census figures, about one in four of the city's homes were built before 1960. A driveway that old has often cracked and settled, and on a slope it can send rain toward the house. Atlanta's airport averages about 50 inches of rain a year, so that water adds up.
Pro One Concrete is a concrete contractor serving Villa Rica and the towns about 50 miles around it. Atlanta is part of that service area, so we work as a concrete contractor in Atlanta too. Here we pour concrete driveways, house and garage slabs, patios and commercial pads, and build block foundations. Call or text (770) 880-4224, and we look at the job and put the quote in writing.

Atlanta has about 529,000 residents by the Census Bureau's 2025 estimate. The city holds about 94,600 detached single-family homes, along with a large stock of apartments. About one in eight of its homes were built before 1940. About 41 percent were built in 2000 or later.
West End, Grant Park, Inman Park and Collier Heights are all city historic districts, full of older homes. When an old drive has cracked through and settled, the usual answer is driveway replacement. We tear out the old concrete and pour a new drive with a broom finish for grip.
New houses keep going up as well. Building permits authorized 561 new single-family homes in the city in 2025, by Census Bureau counts. Each one needs a slab or a foundation. We pour house and garage slabs and build block foundations for new homes and additions.
The federal soil survey maps most of Atlanta as urban land, its term for ground covered by streets and buildings. Where natural soil shows, it is mostly Rion sandy loam. Cecil and Pacolet soils turn up too, with a red clay subsoil. The survey rates these soils well drained, and the sampled ones swell and shrink little as they wet and dry.
On an older city lot, the ground under an old drive may hold fill from past work. A new drive or slab calls for a firm, compacted base before any concrete arrives. Hills matter too: the soil survey maps many Atlanta soils on slopes of 10 to 25 percent. Water runs fast down a drive that steep.
Rain comes in every month, about 3 to 5 inches each by NOAA normals for the airport. July highs average 90 degrees, and the airport sees about 36 freezing nights in a typical year. Fresh concrete needs extra care in that heat and on those cold nights. Control joints give the slab a planned place to crack as it shrinks.
The City of Atlanta Office of Buildings, part of the Department of City Planning, issues building permits. For a new house or an addition, the slab or foundation is normally part of that permit. That permit waits until the Department of Watershed Management approves any site plan that disturbs land.
Hard surfaces also bring in the stormwater ordinance the city adopted in 2013. Under the Department of Watershed Management's guidance, the line for work at an existing house is 500 square feet. Adding more hard surface than that, or tearing out and replacing that much, means managing the runoff on the lot.
The guidance names parking areas and paved patios among the surfaces to manage. A driveway 12 feet wide or less can instead drain across a lawn at least twice its width. A new apron or walk in the public right-of-way needs its own permit from the Atlanta Department of Transportation.
Trees have rules too: Atlanta has a Tree Protection Ordinance, so ask the city early about big trees near the work. In the floodplain, the city allows no new construction. The city answers the permit questions for your lot, and we point you to the right office.
Atlanta sits mostly in Fulton County, and its east side reaches into DeKalb County. I-20 links Villa Rica with the west side of the city. Cascade Heights, Collier Heights, Adamsville and Ben Hill are part of our service area. So are West End and Westview.
We also work in town and on the north side, in Grant Park, Kirkwood, East Atlanta and North Buckhead. Our service area takes in the homes around Adams Park on the southwest side and Chastain Memorial Park up north.
Businesses need concrete too, along corridors like Campbellton Road and Cascade Road. For a business, we pour equipment pads, dumpster pads, approaches and small parking areas. Our commercial concrete page covers that work in full.
