Newnan grew fast. The Census counted 16,242 people in the city in 2000 and 42,549 in 2020. The median home here dates to 2004, so a typical first driveway is now past 20 years old. If yours is cracked through or too small for your cars, it may be time for a driveway replacement.
Pro One Concrete is a concrete contractor for homes and businesses, and Newnan is part of our service area. Here we pour concrete driveways and driveway replacements, along with full-size concrete patios. Call or text (770) 880-4224, and we will look at the job and put the quote in writing.
Tell us about the driveway, slab or foundation and where the property is. We look at the job and put the quote in writing.
Newnan calls itself the City of Homes, and it has seven historic districts. Greenville-LaGrange is a 61-acre neighborhood where the oldest streets hold the oldest and grandest houses. In Platinum Point, many outbuildings are used mostly as car garages. Chalk Level, in southeast Newnan, joined the National Register of Historic Places in January 2026.
About 7 percent of the city's homes were built in 1939 or earlier, per the Census Bureau. On these older lots, a new drive or garage slab has to fit around the trees and buildings already there. The city's historic districts page also notes an early 1900s example of experimental reinforced concrete bridge work in Cole Town.
If your home sits in a locally designated historic district, check with the city before you change the driveway. The city's Certificate of Appropriateness form says a material change in a property's look needs approval first. Its checklist asks for a site plan that shows driveways.
Most of Newnan's homes are far newer than its historic districts. About a third went up from 2000 to 2009, and a quarter from 2010 to 2019. Homes are still going up. The Census Bureau counted 297 single-family homes authorized by permit in 2023 and 141 in 2025.
In the newer subdivisions, the driveway was poured with the house. When it wears out or the family outgrows it, we tear out and re-pour. A wider drive or a turnaround can go in with the new pour.
In the city, a detached garage or carport goes in the side or rear yard on a permanent foundation. It can be up to 1,000 square feet, at least 5 feet from the property lines and the house. An addition that grows the footprint needs a site plan signed off by zoning, plus drawings that include the foundation. We pour garage and shop slabs and build block foundations for additions across Newnan.
The USDA soil survey puts most of Newnan on Madison and Cecil soils. Both are sandy loam over red clay, and both drain well. Madison clay carries fine flakes of mica. The survey rates the clay's shrink and swell as low almost everywhere in the city.
The ground rolls, though. Per the same survey, most land in the city sits on slopes of 6 to 15 percent. On a slope, a driveway or slab is only as good as its base and its drainage.
The city's sidewalk rules spell out the standard for the ground under a city walk. Soft or spongy spots in the subgrade must come out, and stable material goes back in, compacted. A driveway or slab calls for the same firm ground.
Creeks such as Wahoo Creek and White Oak Creek cross the city line. The City Engineer's office runs the city's stormwater and floodplain programs. Its rule is that no development may raise the rate of stormwater runoff from a developed site. Ask the city how that applies before a large new slab goes in.
Inside the city limits, the permit office is the City of Newnan Building Department. The city's sidewalk rules say a driveway apron needs a construction permit from that department. The City Engineer approves a plan or sketch of the apron before the permit is issued.
The city's right-of-way form caps a drive at 24 feet wide where it meets the right of way. A home's curb cut can run up to 30 feet. The drive must sit at least 50 feet from an intersection. For a home, the apron in the right of way calls for at least 4 inches of 3,000 psi concrete.
Outside the city limits, the permit office is usually Coweta County's Building Permits and Inspections Division. In Georgia, each city or county sets its own rules on which concrete work needs a permit. The permit office answers that for your job, and we point you there.
