Concrete Block Foundations From the Footing Up

Our block foundations start with a poured concrete footing. Georgia's residential code calls for footings on undisturbed natural soil or engineered fill. Exterior footings go at least 12 inches below the undisturbed ground. They run at least 12 inches wide and 6 inches thick, and the plans can call for more.

On the footing, the block wall goes up one course at a time in mortar. Concrete block is also called concrete masonry units, or CMU. Inside a crawl space, block piers hold up the beams under the middle of the floor.

The number of block courses sets how much room the crawl space has. Georgia's residential code calls for rot-resistant wood where floor joists sit closer than 18 inches to the dirt. It also calls for vents through the foundation walls, or a sealed crawl space built to its rules. An access opening through the block wall needs to be at least 16 inches by 24 inches.

Block Foundations on Sloped Lots Around Villa Rica

Villa Rica sits along a ridge in Georgia's Piedmont. The USDA soil survey maps most of the town on slopes of 6 percent or more. Below the surface, most of the ground is clay, and much of that clay is red. The survey rates nearly all of it low for shrink-swell: it changes little as it wets and dries.

On a slope, Georgia's residential code calls for the top of each footing to be level. Where the ground drops, the footings step down to follow it. The code also calls for the ground to fall at least 6 inches within 10 feet of the walls.

Along some creeks, the survey maps soils that flood often, so check a creek-side lot on FEMA's flood map first. Before footings are dug with machines, Georgia law requires a locate request through Georgia 811. Georgia 811 asks for that ticket at least 3 business days before digging.

Crawl Space or Slab: Which Concrete Foundation Fits Your Build?

A slab on grade puts the floor right on the ground. A crawl space foundation sets the floor on block walls and piers, with open space below. That space leaves room to reach pipes and ducts under the floor.

On a sloped lot, the block walls run taller on the low side, so the floor sits level. A slab on the same lot needs the ground cut or filled level first.

A garage or a shop usually gets a concrete floor. There, block stem walls on footings carry the building, and the slab is poured inside them. We pour garage and shop slabs as well, so both parts can go on one job.

FAQ

Block Foundations Questions, Answered

Common questions about block foundations around Villa Rica and the west side of metro Atlanta. If yours is not here, call or text and ask.

Call (770) 880-4224

How much does a block foundation cost?
The length of the walls and their height in block courses drive most of the price. Footing size, the number of piers, the slope and room for the concrete truck add to it. When you compare foundation contractors, check that each quote covers the same footings and wall height. We look at the job and put our quote in writing.
Do I need a permit for a block foundation?
In Georgia, each city or county sets its own permit rules. Inside Villa Rica's city limits, the city's Building Development Department says all new structural work needs a permit. Its list of required house inspections includes a footing inspection. Outside city limits, Carroll County or Douglas County handles it, and we point you to the right office.
What is the difference between a block foundation and a poured one?
A poured foundation wall is concrete cast in forms. A block wall is laid in mortar one course at a time on the footing. Georgia's residential code has rules for both kinds of wall. Block foundations are the kind we build.
Can you build the foundation for a home addition?
Yes. On a house with a crawl space, block walls can raise the addition's floor to match. The plans set the footing size and the wall height for the new part. Call or text (770) 880-4224 when your plans are ready.
Do you build block foundations for shops and businesses?
Yes. We build them for shops, and our commercial concrete work covers pads and slabs for businesses. For a shop behind a house in Villa Rica, the city's accessory structure permit asks for footing and slab details. A new shop or garage also needs a way in, so ask about a driveway out to the new building.
Do you repair cracked or settling foundations?
Our work is block foundations for new buildings and additions. A cracked or settling foundation under an existing house starts with a structural engineer. The engineer's report shows what the repair needs and which trade should do it.
