Concrete Driveways, Slabs and Foundations in Powder Springs

Nearly half the homes in Powder Springs went up in Cobb County's population boom of the 1980s and 1990s. A driveway poured with one of those houses is now more than 25 years old. Concrete that age often shows wide cracks and sunken panels that hold water after a storm. When the whole drive is worn out, a full tear out and re-pour is the job to plan.

Pro One Concrete is a concrete contractor for homes and businesses, and Powder Springs is part of our service area. Here we pour new concrete driveways and replace old ones. We also build block foundations on poured footings for new homes and additions. Call or text (770) 880-4224, and we look at the job and put the quote in writing.

Older Homes and New Subdivisions in Powder Springs

The Census Bureau's latest survey puts the median year built for Powder Springs homes at 1996. About 85 percent of them are detached houses. The city's long-range plan says most of its residential land is single-family homes on larger lots in subdivisions. The same plan says upkeep on its 1980s and 1990s homes could be a growing challenge.

The town keeps growing. It counted 16,887 people in the 2020 Census and about 21,000 in the mid-2025 estimate. Census building permit data counts 140 new single-unit homes in 2023 and 184 in 2024.

For an older home, we take on driveway replacement and driveway extensions. On a larger lot, we pour garage and pole barn slabs for new outbuildings. We also pour full-size concrete patios and patio extensions behind the house.

Red Clay and Creek Bottoms in Southwest Cobb

The NRCS soil survey maps much of the high ground around Powder Springs as Appling and Cecil soils. Both have a sandy loam top layer over firm red or brown clay within about a foot of the surface. In the same survey, most land around town has slopes under 10 percent.

Along the creeks, the survey maps Cartecay fine sandy loam and labels it frequently flooded. Powder Springs Creek and Noses Creek both cross the city limits. The city says 2009 flooding on Powder Springs Creek went well past the estimated 500-year flood.

On these soils, a driveway or slab calls for a compacted base and a grade that sheds water. The city notes that runoff from rooftops and driveways flows into its drainage system and on to local creeks. Its stormwater policy makes homeowners or the HOA responsible for upkeep of ditches and driveway culverts.

Which Office Handles Permits in Powder Springs?

Inside the city limits, the City of Powder Springs Community Development Department handles building permits. It hires a third-party provider for building inspections. The city takes permit applications online only. Its monthly permit reports list paving as its own permit type, along with accessory structures and pole barns.

For a new home, the city requires an approved foundation survey before framing begins. Commercial projects need full building plans. Site plan approval from the city and the Cobb Fire Marshal comes before building permits.

Outside the city limits, Cobb County's Building Division handles permits for unincorporated areas. Its online map shows the jurisdiction for any Cobb County address. Georgia law calls for a Georgia 811 locate request before mechanized digging. We point you to the right office before work starts.

Commercial Concrete Along the Town's Business Corridors

The city's long-range plan shows commercial land clustered along Marietta Street, Austell-Powder Springs Road and Richard D. Sailors Parkway. Smaller pockets sit along Macedonia Road and Brownsville Road. Most industrial land sits at the western end of the city, much of it in industrial parks.

For businesses in town, our commercial concrete work covers equipment pads, dumpster pads, small parking areas and walks. We also pour shop slabs and the approaches where a business drive meets the street.

Powder Springs FAQ

Questions We Hear Around Powder Springs

A few of the questions we hear most around Powder Springs. If yours is not here, call or text and ask.

Call (770) 880-4224

Do I need a permit for a concrete driveway in Powder Springs?
That depends on the work and on which side of the city limits the property sits. Inside the city, ask the Community Development Department before work starts, since its reports list paving as a permit type. Outside the city in Cobb County, the county's Building Division answers the question.
Is every Powder Springs address inside the city limits?
No. Census maps show the 30127 ZIP code covers more than six times the land inside the city limits. Most of the rest is unincorporated Cobb County, and a slice reaches into Paulding County. The city annexes land over time, so check the jurisdiction before you plan the work.
What does a concrete driveway cost in Powder Springs?
On an older Powder Springs home, tearing out the original drive is part of the price. Size, grading on a sloped lot, truck access and any added turnaround or walk move it too. We look at the job and put the quote in writing. Call or text (770) 880-4224 to set that up.
Can you pour a slab for a pole barn or shop?
Yes. We pour pole barn slabs and shop slabs on lots in and around Powder Springs. On a deep lot, truck access to the back of the property is part of the plan. Inside the city, accessory structures over certain heights or sizes need a permit, so check with Community Development first.
What should I check before adding concrete near a creek?
Check the flood zone first. Inside the city, Community Development looks up the flood zone for your address on the FEMA flood map. The city says all development in the floodplain needs a local permit, and that covers more than buildings. Once you have that answer, we plan the grade of the new concrete around it.
