Lithia Springs is a community of established neighborhoods, and its median home was built in 1987. Only about one home in twenty dates from 2010 or later, by Census survey data. Many lots roll, with clay under the topsoil and granite close to the surface in places. When an older driveway on that ground cracks and sinks, the fix is a tear out and re-pour.
Pro One Concrete is a concrete contractor serving Villa Rica and the towns of west metro Atlanta. Lithia Springs is part of our service area, about 19 road miles east of Villa Rica on I-20. Here we take on concrete driveway replacement and new drives, plus slabs, block foundations, patios and commercial pads. Call or text (770) 880-4224, and we look at the job and put the quote in writing.

Lithia Springs counted 16,644 people at the 2020 Census. It is a census-designated place in northeast Douglas County, with no city government of its own. About half of its 7,400 housing units are detached single-family homes.
About two in five homes here went up in the 1970s and 1980s. If yours dates from those years, the driveway may be the original. A tear out and re-pour is the time to change the layout. A wider drive or a parking pad can go in with the new concrete.
A drive on a sloped lot calls for grading that moves water away from the garage. A broom finish gives tires grip on the slope. Control joints give the concrete a planned place to crack.
On NRCS soil maps, Appling soils cover more of Lithia Springs than any other kind. Appling has a sandy loam topsoil over a strong brown clay subsoil. Madison and Pacolet soils, with a red clay subsoil, cover about a quarter of town. The same maps put most of the town on slopes of 6 percent or more.
Ashlar soils cover about a fifth, with bedrock 20 to 40 inches down. The county's 2023 Lithia Springs plan notes a large swath of granite and granitic gneiss in central Lithia Springs. Where rock sits that close, the footing trench for a block foundation under an addition or garage can reach it.
Sweetwater Creek winds through the east side of town and on into the state park off Mount Vernon Road. The county plan says the biggest flood zones follow the creek near the Westfork area by Thornton Road. It also says the county prohibits construction in the floodplain. Check a low lot on FEMA's flood map before you plan a garage or shop slab.
Lithia Springs has no city hall, so its building permits come from Douglas County. The county's Building Permits and Inspections office sits within Development Services. Its page says a building permit is required for any structure of 200 square feet or more. Exterior and interior renovations need a permit too.
The county's permit guide adds that an accessory building attached to the house needs a permit at any size. Garage additions start at the Planning and Zoning Department, with paperwork that includes a sealed survey. The guide carries no date, so confirm the rules with the county first.
Before footings or a driveway base get dug, the utility lines get marked through Georgia 811. State law requires that locate request, and Georgia 811 wants it at least 3 business days before digging.
I-20 meets Lee Road at exit 41 and Thornton Road at exit 44. Thornton Road is GA 6. Veterans Memorial Highway, the old Bankhead Highway, carries US 78 through town.
The county's Lithia Springs plan studies redevelopment along Veterans Memorial Highway and at the Lee Road gateway. Businesses along those roads need concrete that can take truck traffic. We pour commercial pads and drive approaches at the scale of a shop or a small lot.
Dumpster pads and walks at a business fit that work too. In unincorporated Douglas County, the Development Control Division reviews commercial plans and handles land disturbance permits. Ask it what a commercial site needs before the pour goes on the calendar.
